Background
Route One Building Consultancy were initially engaged by the landlord to assist in the assessment and service of interim and terminal schedules of dilapidations against the long-term tenant Argos.
Following lease end and during the process of dilapidation negotiation, Route One was instructed by the new controlling team of the building to tender and manage the external works to make the building wind and watertight.
Project
The extensive listed property, formerly the main post office in Grimsby, with substantial storage and ancillary space, had suffered from a lack of planned maintenance.
The works included an assessment of historic water ingress to the front façade, which had been ongoing for a number of years and caused corrosion and deterioration of the main building steelwork (commonly referred to as Regent Street disease).
Route One arranged specialist investigations and reports, followed by the specification and management of remedial works. These included stone cleaning, decoration, and lead repair and replacement, all requiring close liaison with the local conservation and listed building team.
All works will form the basis of a dilapidation settlement against the former tenant.
