Background

Route One was initially appointed to act on behalf of a production company to assist in their exit strategy from an extensive warehouse/studio space. The company was ultimately acquired by Netflix.

Based on Route One’s successes, they were asked to assist in a due diligence exercise to support Netflix's acquisition of a long lease at the famous Longcross Studios in Surrey, previously used by the BBC for filming.

Route One was appointed to undertake a comprehensive property audit of the site. This included condition surveys of all buildings, planned maintenance advice, and development of an asset ‘bible’ for the estate.

As the aerial photographs indicate, the site comprised over 37 buildings, primarily used as studio/workshop areas, as well as office buildings and temporary structures. The main stages range from 13,000 to 47,000 sq ft.

Route One’s appointment included the engagement and management of specialist consultants to report on condition and statutory compliance across the site.

Based around Barrowhills Mansion, the former Chobham Common was requisitioned for military use in July 1942 and converted into a tank factory and test track, resulting in a unique and varied mixture of buildings across the estate.
