Background

Route One Building Consultancy have been pleased to represent and assist O&C Management on all property consultancy matters for over 15 years, supporting their portfolio of industrial estates, commercial and office space, and hotels.

Instructions have ranged from internal and external refurbishment schemes, dilapidations, defect analysis, and party wall matters to general building surveying advice.

Ocean View Hotel

The Ocean View Hotel was one of a number of hotel properties held by O&C. Route One was initially asked to provide feasibility advice based on a comprehensive review of the asset.

Subsequently, Route One was engaged to manage the investigation, analysis, and repair of defective steel balconies to the front elevation, as well as assess and specify remedial works for roof leaks and full roof replacement.

Challenges

The hotel’s location on the Isle of Wight presented access challenges, particularly during winter months when adverse sea conditions made site visits more difficult.

The remote location also made sourcing and coordinating trades and contractors more complex than on mainland projects.
