Background

Via a firm of Architects Route One has worked with closely for a number of years, we were appointed as Adjoining Owners’ party wall surveyor in respect of the refurbishment of a residential property in Eaton Square which included a double basement.

Challenges

The deep excavation works involved with this scheme posed a significant risk to the Adjoining Owners’ property. Full scrutiny of the structural designs, including temporary works proposals, was key to mitigate this risk.

Movement monitoring of the adjoining property was implemented for the duration of the project, and security monies were set aside to ensure that in the event of any emergency measures needing to be implemented to safeguard the property, funds would be immediately available to the surveyors to act.

Outcome

Working with the Building Owners’ surveyor to agree a robust award meant the Adjoining Owners had the full protection offered to them by the Party Wall Act.

Minor damage to the Adjoining Owners’ property was addressed at the conclusion of the project to the satisfaction of all parties.
