Background

Route One Building Consultancy has represented RDF Media (as well as associated production companies Endemol Shine and Zodiak Media) for many years, principally providing dilapidations advice on their property portfolio. RDF is now part of the Banijay family (the world's largest international media content producer and distributor).

Route One has successfully negotiated significant reductions against landlords' served terminal dilapidations schedules through their skill and experience. Challenging landlords on their upgrade plans and drives toward improving energy efficiency and EPC grade improvements.

Gloucester Building - Kensington Village

Route One's most notable success was achieved when the company's lease came to an end on their 22,000 sq ft office space. Through successful negotiation and organisation of contractors to provide check prices against the schedules with a view to completing the claimed breaches of repair and decoration they were able to secure a 50% saving against the original claim. At a smaller period property in the West End, Route One achieved savings of over 75% against the landlord's original claim.

Route One continues to support Banijay on their property interests helping to reduce their property costs and also assisting them in future liabilities in connection with existing leases and determining future cost liability.
