Background
Route One, through its partnership with UWL, was instructed to complete a dilapidations assessment on a building the University occupied above Ealing Broadway Station – Villiers House – prior to lease end. Route One was then asked to negotiate a settlement when a terminal schedule was served by the landlord.
Settlement
Through a thorough assessment of the building condition, the lease, the likely proposed plans for the site, and based on previous knowledge of the building, Route One was successful in reducing the claim (£650K) by a welcome 85% — which fell below the level of their assessment completed some 3 years earlier.
