Background

Route One Building Consultancy has been pleased to assist Tall Building on a number of refurbishment schemes across their managed property portfolio.

A more recent project included the survey, specification preparation, and management of external works to an impressive period property in Paddington, London.

Project

The works included general repairs, traditional sash timber repairs, roof resurfacing, lead works, stucco repairs, and general decoration. Route One also managed the reinstatement of the original fluted columns to the building’s entrance portico.

Challenges

Challenges included scaffolding and site setup restrictions imposed by the local council, scaffold transfer to rear elevations and internal lightwells, and liaison with leaseholders and tenants—an essential part of all block-managed schemes.

Despite the extensive scope and discovery of additional repair works following close management, the project was completed under budget.
