Route One Building Consultancy has been working with O&C for over 15 years, helping to grow their successful property portfolio by offering strategic and general building consultancy advice.

Phased Building Refurbishment

Stephenson Way comprises a series of three joined buildings, with the front portion formerly used as a warehouse.

Route One assisted O&C with a long-term strategy of refurbishment and upgrade works to the building including:

  • Phase 1 works - Incorporating market-leading basement, ground and first floors Grade A specification CAT A fit out, including complete services replacement and atrium infill.
  • Phase 2 works - Upper parts, continuing Grade A specification CAT A fit out with further atrium infill and a new fully glazed penthouse-style top floor office.
  • External refurbishment - Including window replacement with improved U-value casements and solar-treated glazing.

Challenges

Given the building comprised of three separate structures, providing clear open spaces on similar levels was extremely challenging. Innovative design was required to make best use of the space.

Works were completed to BREEAM “Excellent” standards, which required significant additional investment from the entire team to ensure targets were met.

Phasing of the works, particularly for services, was key as the building remained partly occupied throughout both phases.

Phase 2 works began just as COVID restrictions were introduced, presenting additional challenges common across the construction industry. While timelines were impacted, the projected final account remained aligned with initial cost reporting.
